Dockside Living: Have Your Boat in the Backyard

What’s the point of having a boat if you have to drive for an hour to get to it? At Ventura Keys, you get to live right on the docks so your boat is in your backyard. Every day is a great day when you get to spend it on a ship. Here are a few other benefits to dockside living.

The Fresh Sea Air

The sound of seagulls and the fresh smell of the sea air greets you every morning. Every night when you go to bed, you get lulled to sleep by the gentle sound of waves. It’s hard to understand how tranquil living at the dock is until you have the opportunity to experience it for yourself.

Keeping an Eye on Your Boat

When you have to store your boat miles away from you at a marina, you have to trust that the staff would let you know if major damage occurred. The hours of worry after a vicious storm is quite stressful. Ventura Keys dockside living allows you to step outside and immediately see whether you need to address issues with your boat. It’s easy to stay on top of preventative maintenance or patch up the damage caused by wind, hail and rain.

You can also set your own security standards and keep an eye on who goes near on onboard your boat. You never quite know what’s happening when your boat is tied up miles away, but you do when you have a window that overlooks it. Enjoy that peace of mind.

Going Out on the Water Whenever You Want

You don’t have to endure any logistical leaps to sail whenever you feel like it when you’re living at the dock. Step outside, go a few feet, and you can set sail within 10 minutes. The sense of freedom that comes from this convenience is one of the most incredible feelings you could ask for.

Watersports Fun

Of course, dockside living has advantages that don’t just involve boats. If you love to surf and jet-ski, you’re never going to want to leave home. Who needs to go on vacation when everything you want is right in your backyard?

Start the day off by inviting all of your friends over for a dockside cookout, then continue well into the evening with all kinds of outdoor recreation. Everyone’s going to want to come over for your parties.

Connect With Other Sailing Lovers

The best part about having a boat dock is that most of your neighbors also own boats. You can find out about their favorite places to sail, the types of boat equipment they recommend and the best times of year to enjoy Ventura Keys. You’re not just getting a house with the water right in your backyard. You’re gaining entry into a boating community that loves the water as much as you do.

Dockside living might not have been at the top of your mind when you started looking for a place to live or vacation. The advantages of having a dock in your backyard are hard to pass up when you have a boat that you love to sail. It’s time to open up the doors and take a deep breath of that sea air. You’ll never have this kind of experience anywhere else.

From Your Home to the Beach in 50 Steps

The Southern California beach lifestyle hardly needs an introduction – or a sales pitch (it’s called California Dreamin’ for a reason!). While more famous cities like Los Angeles, Venice, Malibu, Laguna Beach and San Diego might get their fair share of attention, there are a number of equally dreamy coastal cities and counties off the beaten path that offer surf and city living just steps from the Pacific Ocean.

Stumble From Your Couch to the Surf in Pierpont Beach, Ventura, CA

Hugging the coastline along the 101 between Los Angeles and Santa Barbara, Pierpont Beach at Seaward Village is a great coastal beach town with an old school California feel (think more locals than tourists). In addition to the three s’s – swimming, surfing and sun – Pierpont Beach is close to San Buenaventura State Beach and Marina Park.

Benefits of Living Steps from the Beach

While there may not be many perceivable downsides to living by the ocean (unless you consider too much happiness a problem!), one of the biggest benefits is arguably the ability to simply open a window or door and breathe in the surf. The beauty of beach life is that you don’t even have to be a surfer or hit the sand every day to make the lifestyle your own.

It’s Good for Your (Mental) Health

Coastal dwellers and beach vacationers alike have long known that living and spending time by the water is good for body and soul. But as it turns out, studies have shown that spending time near the water is also good for your mental health. Like green spaces, “blue spaces” help to relieve stress and improve emotional well being. People who live in close proximity to a body of water like the Pacific Ocean tend to report less psychological distress and feelings of anxiety, according to researchers. As it turns out, that famous laid-back California vibe is approved by science!

Get Fit – Without Setting Foot in a Gym

The thought of running on an indoor treadmill or cycling on a stationary bike (even in a trendy zen studio) can feel like working out in a dungeon when you have the option to work out by the beach. Running and walking in the sand adds a little physical challenge to your routine and protects the joints from the wear and tear of working out on hard surfaces like gravel or concrete. Looking to cross train? Alternate some sand sprints with a few laps or stand up paddle board action in the ocean!

Leave the Car at Home

Nothing can ruin an otherwise glorious day (and general quality of life) like spending inordinate amounts of time fighting your way through traffic. Jumping in the car will feel less and less appealing when you can throw on a pair of flip flops and make your way down to the sand in the time it would take to find a parking spot.

You Don’t Even Have to Leave Home to Enjoy the Perpetual Summer Breeze and Beachy Vibes

Second to a day in the surf, nothing says beach life and outdoor living quite like enjoying dinner, drinks and an epic California sunset from the comfort of your own home’s backyard patio or deck. Whether enjoying it with friends, just the family or even on your own, one of the biggest perks of life on the coast is the ability to incorporate a little bit of the glorious outdoors into your home.

What’s up everyone it’s Sam Benner of Ventura Beach Properties and we had so much fun watching the Tall Ships arrive that Jeff and I were determined to find our way on one. After browsing the website we came across the perfect blend of history and explosives, the Battle Sail. With our families in tow we hopped aboard the mighty Hawaiian Chieftain.

After a quick introduction to the boat’s features from a crew member we shoved off from the dock and were on our way out of the Ventura Harbor and out to sea.

The crew, which was a diverse group of men and women quickly took to climbing up the very tall mast and unfurling the sails. Watching them fearlessly ascend to the top and their footing secured only with ropes was an impressive sight to see.

Before we knew we were at the entrance to the Pacific Ocean, our captain at the helm. My son Dylan immediately gravitated to our sea savvy leader asking questions like ‘how much do you get paid’ and ‘do you ever use Google Maps’?

So this trip wasn’t one of those sit back and enjoy the show kind of deals. We had jobs and responsibilities. The first mate jumped right in to give us instructions on how we, yes we were going to be in charge of the mizzen. Gulp. Jeff and his wife Darai wisely made their way to the front of the ship to take in the incredible views of Ventura from open sea.

Without further ado, the main sail made it’s mighty debut. “It’s Alive” the captain yelled doing his best Dr. Frankenstein impression.

There wasn’t much time for fanfare and celebration as another ship approached us with unclear intentions.

The captain jumped into action and gave us instructions as to where the most vulnerable points of the enemy ship were and we took our battle stations.

The Lady Washington creeped closer, moving into the line of battle… a heated exchange of cannon fire began.

The crew worked in unison adjusting the sails quickly so the ship could position itself for another pass at our mortal enemy who was quickly approaching. The captain called to our gunner, with the coolest goggles ever, for one final shot. The Roundys surveying the damage declared us the victor.

We proudly returned to shore allowing for plenty of time to enjoy the sunset and of course plenty of time to goof around. The aptly named ‘Too Much Fun’ joined us as we basked in our victory.

For more information about this and other fun happenings in and around Ventura, make sure you check out our website at and follow us on Facebook. Until next time mateys!

For the pirate in all of us its Tall Ships Time! Jeff and I were on hand with many onlookers as the ships majestically entered the harbor, complete with cannons firing. You could hear the crew ‘man the yards’ they say from the water’s edge as they worked in unison to bring the ships into harbor.

Lady Washington and Hawaiian Chieftain really are something to behold and remind us of a special time where the ocean really was an uncharted frontier. The ships are touring up and down the California and Oregon coast from now until June.

They’ll be in the Ventura Harbor until Valentine’s Day and you’ll love all the events they have planned. Jeff and I and our families will be partaking in the Battle sale this Saturday, there’s also an Adventure Sail and the very popular sunset sail. For you land lovers there are many opportunities to go dockside and get an up close look at both magnificent vessels.

When you’re not busy hoisting the main sail make sure you check out the many great shops and restaurants in the Ventura Harbor Village sure to shiver your timbers.

Until then folks may your anchor be tight, your cork be loose, your rum be spiced, and your compass be true.

Full schedule of all the events can be found here:

Being off water in the Ventura Keys truly offers the best of both worlds.  Easy beach access paired with the peace and serenity of a resort community.  This home embodies this notion 100%

There is something special about 1083 Peninsula and you feel it the moment you walk in.  Attention to detail is prevalent, not one corner untended as part of the down-to-the-studs remodel.  The finishes, second-to-none.  And the best part is you get to live right by the beach for a fraction of what a home of this caliber would cost you on the Pierpont lanes.  Experience for yourself:

East vs West: The Great Dockside Debate

I’ll never forget reading the Choose Your Own Adventure books as a kid.  Instead of having to read a story from start to finish as the author intended, the reader was in the driver seat.  At every turn in the plot of the story you’d be presented with a choice.  “If you think the knight should fight the dragon go to page 35, if you think the knight should seek the help of a wizard go to page 52”.  It was then I realized the power of choice.

We are our choices.   – Jean-Paul Sartre

As a culture we find definition and identity in what we choose.  Republican or Democrat?  Coke or Pepsi?  iPhone or Android?  Edward or Jacob?

When we choose we are revealing a bit about ourselves and align ourselves with the rest of those who make the same choice.  Many of us introduce ourselves as our choices.  “I’m a Country music guy” or “I’m a pick up truck kind of girl”.  Suddenly those around you can draw some pretty accurate conclusions as to the type of person you are.  Even better, we feel so strongly about our choices that we also try to bring people to our side of the dividing line.

Ever have anyone tell you how great something is and before you know it your wearing that thing as a t-shirt?  You might find yourself feeling even stronger about your side of the fence after someone tries to pull you over it.

No place has this battle of choice been more rampant than among the residents of the Ventura Keys.  No, it’s not inboard or outboard or gas versus diesel.  It is East vs. West and the lines have been drawn.

Here’s how the two breakdown.  Choose wisely.

East Facing Docks

As philosophy tells us those who prefer East are people in control of their desires, they appreciate looking inside for answers to their existence.  It suddenly makes sense why those people choose and East facing dock.  These are people that like a cool breeze, the other side of the pillow, or the cold sand underneath their beach chair?

East facing docks feature the cool, afternoon shade.  As the sun sets into the Pacific behind them the house becomes a natural shield from the sun and wind making the patio a welcome solace.  The world may be wrought with peril around them, but there on their dock it is peaceful and allows the perfect opportunity for self reflection and hopefully a cocktail.

West Facing Docks

Western philosophy is more adventurous where people are looking outside to achieve their life vision.  They don’t need to escape their environments, they rather would be in the middle of it, completely comfortable with their future being uncertain.  They don’t mind a sunburn, enjoy the whistle of the wind in their ears, and brave the hot sand at the beach without the protection of sandals.

West facing docks welcome the afternoon sun and ocean breezes.  The facade of the back of their homes glow with warmth, gently cooled by the gusts of the Pacific.  Some homeowners even add sun rooms garnering more energy from the sun’s rays, their Western individualism however makes it difficult to find two alike.

Two Docks, One Love

Both sides might be separated by the historic makeup of our world, but their is one common unifying factor that brings them all together.  It is their passionate love of the water and the amazing lifestyle the Ventura Keys offers that takes two completely different world views into a singular, floating faith.  No further debate needed.

Should you want to join the discussion or learn more about the Ventura Keys, please contact us.  We’ll be happy to present both sides very fairly.

Ventura Keys, Ventura’s Waterfront Community

The Backstory: Some Personal, Some Historical

I was very fortunate to spend much of my childhood in the Ventura Keys. My grandparents bought some of the original homes and lots available there back in the mid-1960s, eventually settling on Reef, right at the tip of the ‘Island’ as its commonly referred to.

Although it has been around for over 50 years, not much has changed, exact property values of course. On a clear day you can still hear the friendly debates over east facing vs. west facing docks among Keys residents. East facing homes feature shade in the afternoon, while west facing homes patios are warmed by the afternoon sun. Families still flock to ‘Little Beach’ and ‘Big Beach’ with children scampering in the waves just as generations of children before them. The custom of waving has also not been lost as each boater never makes it through a Keys channel without a wave or two from the homes above.

The holidays are made extra special as boats are decorated from head to toe with Christmas decorations including some impressive lighting all in the spirit of the Parade of Lights celebration held every year in the Ventura Harbor. An appearance by Santa flying overhead brings the evening to its yuletide crescendo.

The Ventura Keys Appeal

There is just something about waking up and looking out on the channel, boats gracefully whisking by that just makes the world a better place. There is a sense of luxury, but not in a pretentious unapproachable way. A country club feel, but all are welcomed and appreciated. As I said, this is a community of wavers and smilers. Young families, hard working professionals, and retirees all commune here.

In a way the location of the Ventura Keys really does offer the best of both worlds. You wave the boat docks, the peacefulness, the allure all while being a short walk or bike ride away from the sandy beaches of Pierpont Bay. It is like having a beach house without sweeping sand from your entry every evening. Not a bad way to enjoy a coastal lifestyle, is it?

Ventura Keys Real Estate

Homes come in many shapes and sizes. The biggest draw, of course, are the boat dock homes on the water. From quaint single story homes to expansive modern mansions there is quite a variety to choose from. Since these are in such high demand they tend to sell quickly, especially when found in their original late 1960s condition. Prices range from $1,000,000-$2,400,000 right at this moment.

You have inboard homes (homes that aren’t on the water) as well which offer a more affordable option while still feeling like you are a part of the Ventura Keys dynamic. Some homes have their own waterways by way of pools and spas and again are a healthy balance of original and renewed. These sell for $850,000 and less depending on the condition.

Not to be left out, by any means, are the income producing duplexes. Configured in both 3 and 2 bedroom options, these units rarely sit vacant as many Ventura residents flock to the opportunity to be a part of the Keys. There are a few Ventura Keys residents who own a home and duplex to keep things lively from a personal and financial perspective. These typically sell in the $750,000-$900,000 range, again based on condition and market conditions.

Your Ventura Keys Agents

When real estate came calling and I asked myself, where do I want to to work, the answer was clear. Why not focus my attention on an area I know very well, steeped in history, and, believe it or not, an affordable waterfront community.

I didn’t go it alone, as any good boater knows you can’t bring a sizable boat into dock by yourself. Maybe you could, but it is much easier with a teammate. I was fortunate enough to find a teammate with 40 years of real estate experience named Jeff Roundy. He too expressed an interest in working the Keys and just like that, Ventura Beach Properties was born.

We quickly launched a website and began reaching out to Ventura Keys residents both met and unmet and were able to sell 2 boat dock homes, just a few doors, or should I say docks, down from one another. Both original owners, both knew my grandparents well and had a fun story or two to tell along the way.

If you are interested in learning more about the Ventura Keys or have any questions about the community, please head over to our contact page and Jeff and I will be happy to help you.
